OK, people. Real talk: There are 12 days left for one last hurrah. While inventory out east is going fast, some notable spots for both high and low budgets are still available. From Southampton to Montauk, here are the six best houses up for grabs.

Bring your binoculars, because the floor-to-ceiling windows of this four-bedroom, two-bathroom property will have you all Rear Window all weekend long.

Southampton ($1,750 a night)

If driving is an issue, or you just like to hide from people, check out this five-bedroom, three-bathroom house with a pool. Located just two minutes from Southampton’s town center, it can accommodate up to ten guests. Two living rooms and an enclosed glass porch mean friends can be together...but apart.

Sag Harbor ($398 a night)

If you don’t need many amenities and are just plus one, this 500-square-foot loft on top of a detached garage with its own kitchenette, bathroom and private entrance overlooking a garden is a great pick. Just a mile and a half from Sag Harbor’s main drag, it also includes beach chairs, umbrellas and bikes.

Southampton ($3,500 a night)

Located in Southampton Village, this landmark home is perfect if you want to host a party everyone will Instagram: It has bright, sunny living rooms around a central kitchen with a bar area, a large deck with a pergola overlooking a pool, as well as a pool house with a kitchen and bathroom, all of which is just a short bike ride from the beach. Oh, and the main house has four bedrooms, three and a half bathrooms to boot.

East Hampton ($1,200 a night)

This four-bedroom, three-bathroom home in East Hampton includes a large pool, toys and cribs, as well as a swing set for the pint-sized crowd. The entire home is sun-drenched and there’s also a laundry room for dirty everything.

Montauk ($2,000 a night)

Located on a quiet street, this two-bedroom beach house is a short 200 yards from Montauk’s best surf at Ditch Plains. Two decks, a grill, bikes, a kayak and an open floor plan make it ideal for an athletic group.
